Home renovation tax credits: accessibility and multigenerational homes

Two federal credits for renovating a home in Canada: the home accessibility tax credit on up to $20,000 a year, and the refundable multigenerational credit on up to $50,000 for a secondary unit.

Two federal tax credits help with renovations that let a senior or a person with a disability live safely at home or with family. Both are worth the lowest federal tax rate times your eligible costs.

Home accessibility tax credit (line 31285)

A qualifying individual is someone 65 or older at the end of the year, or someone eligible for the disability tax credit. You can claim up to $20,000 of eligible expenses a year for the dwelling. The work must be lasting and part of the home, and it must help the person get into, move around or function in the home, or lower their risk of harm: for example a ramp, a walk-in bathtub or grab bars. It is non-refundable, so it only reduces tax you owe. Source: CRA, line 31285.

Multigenerational home renovation tax credit (line 45355)

This credit covers building a self-contained secondary unit so that a senior, or an adult eligible for the disability tax credit, can live with a qualifying relative. You can claim up to $50,000 of costs for each qualifying renovation, in the year it is completed. For 2025 the credit is 14.5%, up to $7,250. It is refundable, so you receive it even if you owe no tax. Report the costs on Schedule 12. Source: CRA, line 45355.

Keep the paperwork

Keep invoices and receipts that show the work, the supplier and the payment. Work you do yourself counts only for materials, not your own labour.

Estimate the credit

The renovation tax credit calculator applies the rate for your tax year and the cap. For the materials themselves, try the flooring and paint calculators.
