In Québec, the buyer pays transfer duties (droits de mutation) when the transfer is registered. The rates apply in brackets, and the bracket amounts are indexed each year.

A worked example: $700,000
The city’s own example gives $9,349 for a $700,000 base. That is $314.50 on the first $62,900, $2,521 on the next $252,100, $3,559.50 on the next $237,300, and $2,954 on the last $147,700.
Rates above $500,000 vary
A municipality may set a higher rate on the part of the base above $500,000, up to 3%. Rates differ between municipalities, so check the rate for the city where you buy. The affordability calculator lets you enter the municipal rate for the Québec area outside Montréal.
Bracket amounts rise in 2027
The Québec government has published 2027 bracket amounts: the first bracket rises from $62,900 to $64,400, and the second from $315,000 to $322,600.
Use the figure as an estimate
Confirm the final amount with your notary before registration. The calculator is an estimate, not a legal statement of duties owed.
