What the calculator assumes.
Two common methods. The headline divides the rent by the number of days in the move-in month. Some landlords use a daily rate of the monthly rent times 12, divided by 365, which gives the same daily rate every month.
Agree in writing. Put the prorated amount and the method in the lease or a written receipt. Provincial rules on deposits and the first payment still apply.
