What date can this Ontario notice give?
Choose the notice, the day you deliver it and how. The calculator counts the days the Residential Tenancies Act requires and moves the date to the end of a rental period when the notice needs it.

How the days are counted. The day the notice is given does not count; the last day does (LTB Rules 1.12 and 1.13). A mailed notice counts as given on the fifth day after mailing, and a courier delivery the next day that is not a weekend (Rule 3.9). Statutory holidays are not moved for courier delivery here, so add a day if one falls in between. Posting a termination notice on the door is not valid. Notices given before September 21, 2026 followed older rules, including 14 days for an N4.
End of a rental period. N8, N9, N12 and N13 notices must end on the last day of a rental period or of the fixed term. A tenant can end a monthly tenancy at the end of February by giving notice by January 1, or at the end of March by February 1. For an N12 given on or after September 21, 2026, no compensation is owed if the notice gives at least 120 days; otherwise it is one month’s rent. For an N13 it is three months’ rent in buildings of five units or more and one month’s rent in smaller ones, or another unit the tenant accepts. A termination notice other than an N4 is void if the landlord does not apply within 30 days of the date and the tenant has not left.
