ESTIMATED VALUE
How this is estimated

What the calculator assumes.

Method. Each sale’s price plus your adjustment, divided by its size, gives a price per square foot. The estimate uses the median, which is less affected by one unusual sale, times the subject’s size.

Choosing comparables. Use recent sales of similar homes nearby: same type, age and condition, close in size, lot and parking. Adjust for real differences such as an extra bathroom, a finished basement, a garage or renovations. Size is measured differently by different boards; compare like with like.

An estimate, not an appraisal. A licensed appraiser or your REALTOR® can give a formal opinion of value. To see what a seller keeps, try the seller net proceeds calculator.
